The Legacy development is one of the largest and most prestigious corporate master-planned communities in the country. Spanning 2,665 acres with over 38 million square feet of office space, it holds one of the densest concentrations of Fortune 500 and 1000 companies in North Texas. Toyota Motor North America relocated its headquarters to Legacy in 2015, investing $1 billion in a 2.1-million-square-foot campus. Liberty Mutual and JPMorgan Chase have each built major regional headquarters on-site, adding thousands of jobs to the submarket. Other resident corporations include Bank of America, Boeing, Capital One, Ericsson, FedEx, Frito-Lay, and Intuit. Further bolstering the community, AT&T has recently announced plans to move its headquarters to the corridor as well, a relocation expected to bring 10,000 jobs by 2039.
Resident Corporations Within Minutes of the Hotels
The Properties sit within a clustered sports and entertainment corridor in North DFW. Less than two miles down the road is The Athletic Club – The Colony, an 80-acre facility with eight soccer fields, five baseball fields, and two softball fields that hosts a full calendar of youth and adult tournaments. Nearby, Blue Sky Sports Center occupies 55 acres and offers five soccer fields, two indoor and three outdoor. Less than 10 minutes away, Comerica Center serves as the practice facility and executive offices for the NHL’s Dallas Stars, is home to the Texas Legends of the NBA G League, and hosts more than 120 sporting events and concerts annually. Next door, the 10,000-seat Riders Field is home to the Frisco RoughRiders, the Double-A affiliate of the Texas Rangers. The corridor also includes The Star, the $1.5 billion, 91-acre world headquarters of the Dallas Cowboys, which features the 12,000-seat Ford Center and a surrounding district of more than 1.7 million square feet of retail, dining, and office space. Finally, about 15 minutes north of the Hotels, the 20,500-seat Toyota Stadium, FC Dallas’ home field, anchors a 145-acre sports campus in Frisco that also includes the National Soccer Hall of Fame and Toyota Soccer Center. The stadium is currently undergoing a $182 million renovation that will add 3,400 seats, increasing its capacity to 23,900.
Sports & Entertainment Demand Generators

The Hotels sit within the Dallas-Fort Worth MSA, the fourth-largest metropolitan area in the United States, with a population of approximately 8.5 million. The region has led the nation in workforce growth this decade, adding roughly 450,000 net new jobs. DFW led the country in population growth in 2023, adding approximately 191,000 residents, and has ranked among the nation's top metros for numeric gains every year since, adding approximately 189,000 residents in 2024 and 124,000 in 2025, a cumulative increase of more than 500,000 people in three years. As further testament to its prowess, DFW was ranked the No. 1 investment market in the United States for the fifth consecutive year in CBRE's 2026 North America Investor Intentions Survey, and the region is home to 49 Fortune 1000 headquarters.
While not a multi-branded property, the Hotels sit adjacent to each other on three contiguous parcels. By sharing the same footprint and several salaried employees, the Hotels offer tremendous economies of scale to a new buyer, driving substantial bottom-line efficiencies.
There are no comparable hotels under construction within seven miles of the Properties. The only project under construction nearby is the luxury Miyako Hybrid Hotel, which will not compete with the Portfolio. This presents a unique opportunity for a new owner to capture a significant share of the market for the foreseeable future.
The Properties are offered fee simple and free and clear of existing management, affording new ownership maximum optionality in the future operation and capitalization of the Hotels. They are available for purchase individually or as a portfolio.
